I am wanting to include a clause in a lease contract that would allow me terminate it if not allowed to open? -

I am opening up a liquor store and need to sign the contract. But before I sign I need help including a certain type of clause to allow me to exit the lease if the city or county doesnt allow me to open based on location. Please help with proper wording or examples on what it should sound like. Thanks

You don t want to hear this but you really need to consult the attorney that is assisting you with the business license, liquor license, and hearings. It might cost you $125-$250 to have them write up a letter (and they likely have one pre-writeen) that can be provided as an adendum to the lease. The folks I know that own liquor stores own the property that their stores are located on. One did expand to a strip mall across from a Wal-Mart (which doesn t sell liquor for now) and I believe that he owned the interior shell of the building his store was located in, similar to a condominium.
