Raising the cost per rental is not an automatic must. I think that there are a few things that you could do. The first is to consider negotiating a discount/better pricing by holding meetings with multiple drycleaners. If your business is doing so much business that you are required to pay more than rent in cleaning fees then you should be doing a quantity sufficient to merit negotiations. Second, if you are really doing that much in dry cleaning you might consider opening up a drycleaning shop (either in your building if there is space) or elsewhere, preferably nearby. You would be able to get your dry cleaning done at a fraction of the cost and if you are able to manage a tuxedo shop you should be able to manage any other shop. The principles are the same. Just make sure you hire someone who knows what they are doing. Or third you could require the renter to get it cleaned and fine them the cost of cleaning if they don t (but I don t really like that last idea).

The cost of dry-cleaning is irrelevant to your rent. If you feel you are not making sufficient profit, raise the price of each rental to better cover your expenses.

As a former bait shop owner, in northeast Texas, I can tell you that it is not really difficult to start up. Depending how big you want the shop to be, you won t need much space at all. One very important thing is, if you plan on selling LIVE bait(minnows, night crawlers, etc.), they MUST be kept cool or else they ll die before you can get a dozen sold. I had a small (12x8) room that was air conditioned( window unit) just for that purpose. The fishing tackle I sold at my shop was purchased from a wholesale supplier...all well known name brands. I did not sell fishing licenses because there was a lot of state government red tape to break through, cost vs profit was not there, and it just didn t make sense for me to sell them due to the fact that there was a state park just a mile away that sold them. The payment terms for such work will generally vary as you have noticed. Usually up to 1/3 upfront is somewhat standard, but there are no hard and fast rules. You may see all material cost as being paid upfront with a couple labor payments, or on something like your project which is fairly large the work broken down into phases with the phase materials being paid prior to starting the phase and phase labor being due upon completion of the phase. Contractors will have their own terms that work well for their business and the way they work. If all the payment terms proposed work for you the choice should be based on the reputation/quality of the contractor. If you have a preference of one contractor and their payment terms don t fit with your budget you might try working something out. Good luck.

Better to pay a bit more for good work than to have someone scam you and run off with your money. I would pay no more than 25% of the material cost. If he is a reputable contractor he has accounts where he buys his materials, therefore his bills are not usually due until 30 days after the purchase. Then pay him progress billings based on the amount and quality of the work done. If something is not right do not pay him until it is made right. Have your expectations in writing. If it ends up in court, he will win, unless you have a detailed document that proves what he was suppose to do and for how much. If you are not satisfied, take pictures. This is extra work up front on your end, but it is far better than having shoddy work or someone who just leaves with your money. Any professional will work with you - doing an entire home remodel for $19,000 seems fairly low. You mention plumbing and wiring as needed, before you proceed make sure they fully explain costs for any as needed project.
