Is it possible to start part-time as an estate agent from home? -

I am looking at starting as an estate agent part-time on my own. Looking for a career change. I am looking at selling from home, doing all the paper work myself. I am good with figures, computer, etc. I have a 3rd level qualification and have templetes for all paper work, contracts, etc that would required. Would anyone advise if I should give it a go. I live in a semi rural area and the local estate agent is not very highly respected in the area. Anyone have any advice?

It is possible - and can be highly successful!I recently engaged an Estate Agent who works from his rural home. He only advertises properties on-line (Rightmove). My property went live on the website at 3.30pm. The first viewing was at 7pm the same evening, and I had an offer by 7.30pm (which I accepted) - so, a home-based, self-employed estate agent sold a house within 4 hours!During the previous year, a traditional High Street Estate Agent was marketing this property. They couldn t sell it, and charged me a small fortune in fees. The self-employed Estate Agent s fees were less than 500.I recommended him to a friend who d been trying to sell her 900K+ property for 2 years via High Street agents........she had an offer within 4 days, which she also accepted.Go for it, and Good Luck!

How are people going to know you exist? Do you want them coming to your house? If you have people turning up at your house you ll need to consider planning permission for change of use of part of the premises.Back to the first questions about how people will know you exist. People (your potential customers) have preconceived ideas of what an estate agent is. They re in premises that you find on the high street. You ll need to find imaginative ways of overcoming that. If you can do a lot of it on-line and offer lower fees because you do it all on-line, it may work. You ll still need lots of press coverage locally to get your name known. The papers may take it up as a news story in that it s a different approach to selling houses. As has been said elsewhere, even if the other agent is not very highly thought of, he/she is still a competitor so you ll need compelling reasons why vendors should use your service instead of theirs.Good luck!

If you re in the UK then think carefully! We re in the middle of a recession and several reasonable-sized agents have gone out of business over the last year or two. The housing market is picking up (so we are told) but it is still very slow. The local Agent may not be highly thought of, but he is still competition. Can the local market stand two agents?

STARTING MY OWN BUISNESS? -

IM DOING A SCHOOL PROJECT. I NEED TO KNOW HOW MUCH I WILL HAVE TO PAY FOR RENT/MONTH FOR MY MADE UP BAKERY.. AND HOW MUCH I WILL PAY FOR A BILLBOARD/ MONTH FOR MY MADE UP BAKERY. ;) I LOCATED IT IN NJ.. IF THAT HELPS ANY.. BUT YEAH I JUST NEED AN ESTIMATED PRICEPS... DOES ANY ONE KNOW WHAT SUPPLIES ARE NEEDED FOR A BAKERY ANY WAY?

Why not go ask a real family-owned bakery in your area? If the owner s not too busy they should be glad to help you with REAL figures, much better than fake ones. The for billboard, call up an advertising company and ask.

Here s the easy answer. Go to your local bakery around 6am and the owner will be there and ask them what it costs. There are a lot of hidden costs to bakeries and you will want to include them in your calculations. Asking the owner will get you all the answers you need and will not take you nearly as much legwork as asking people who don t own bakeries.

First off Shut off the capitals. No reason for shoutingNew Jersey, Bergen County the Rent for the store would be 5,000 to 10,000 a month. Then utilities 2,000 a month. Billboard on Route 46would cost you 3000 a month.

probably a few hundred

$100,000 and more.

Could you buy something and sell if for more on ebay? -

My friend and I are thinking about starting a business on Ebay, we fould a website that offers a high demand item for cheap. Can we buy that item and resell them for more? I don t want to get in trouble or anything, but you figure thats how people make their money right? Please let me know if thats how to do it and if there are any legal things I have to consider.

yes, but you will have to pay shipping when you buy it, then you will have to pay ebay and paypal fees when selling it. It is possible, but difficult to make profit doing that.

It s fine to buy cheap products and sell them for more, that is generally what most ebay sellers do. The only thing you need to watch out for is the legal implecations of becoming a business. You would be selling as a business aso you need to make sure you keep some kind of accounts which show how much you spend and how much profit you gain for tax purposes. If your profit goes over the tax personal allowances figures currently just over 6,000 a year you will be liable to pay tax. So just keep an eye on your profits as there have been a few cases of ebay sellers getting caught on not paying tax.

that s how ALL businesses work - they sure don t buy something and sell it for less and expect to surviveevent tickets (scalping) in some states is the only thing you can t sell for more money or for not enough more than face value to make a profit after all your other costs

well if you make less than 500 you don t ahve to report the income, BUT if you are going to make more, you have to establish business.

I think so, I don t think there s a law against it...

It sounds ok

Should I do business in the same area? -

I was doing a joint salon business with my brother but we fell out so I walked out and had been looking for a shop since then. Now I have found one .the problem is it is in the same area. What do you think?

It would be not a recommended idea.. Except if your brother business is closed out ... Try more for different area s, or you could ask his permission if you can .. after all it is a family.. and this what will last long..Good luck and have a great day ...

How to get a business license for a skincare studio(esthetician)? how long does it take? -

That would depend on whether your city/state has a specific license for cosmetology (makeup, nail, hair, that sort of thing). Ask your local city government, business license division.

What are all the things I would need to do to start an indoor mini-golf course? -

What would be everything I need to do, from the basics, to start an indoor mini golf course? Im not asking for physical things like a building and chairs, but the procedure from who to contact to buy the land, financing, permits, operating license, building codes, inspections and taxes.

Contact your local Chamber of Commerce to help you get the information you need about local and state business laws and permits.I would suggest, however, if it is at all possible, to put it in an indoor mall with a fair amount of traffic already. Contact any malls in your area, see if they have any vacancies, and write out a proposal for a rental agreement.
