Hi,I am thinking about starting a small cafe/coffee shop in my area, i have done plenty of research on demand, location etc and it seems it would be quite a good little business to start.I want to start it from scratch rather than buy an existing one, and im not keen on getting a leasehold or freehold.Is it possible to be able to rent an old shop with monthly rental etc on a fixed term contract? or are leaseholds/freeholds the only way? I understand that it is not the most secure way if the landlords decide to not renew contracts etc, but i believe if it is a success and i make payments on time and keep good relations i could rent it on a 2 yearly contract or such like. I only intend to run it for 4-5 years before emmigrating and feel it would be a great way to get lots of experience too. Plus when i emmigrate the shop will be in a good working condition so that the landlord could rent it out after i have left.I have seen some old closed down shops that have not been in use for the last 5-6 years, is it a good idea to contact the owners and discuss this with them? surely i could get a good deal as they would be making some income from renting it out rather than just leaving it standing empty and deteriorating.Any idea s on this?
